The Federal Fibre Mills has a great history. The 140 units are in the five story building that was built around 1900 as a rope factory as the Port of New Orleans was a block away. Completed in 1903.
The Federal Fibre Mills was part of the 1984 Worlds Fair. The German Beer Garden was downstairs and the monorail came into the building. Units were made for the workers. By being part of the 1984 Fair the common grounds are second to none in the New Orleans Condo Market.
Across the street is a Park before the Convention Center. It is an easy walk to the French Quarter, Outlet Mall and even the Superdome. Parking is in a gated lot 1/2 a block away by the Bakery Condos. Each unit has parking in the lot.
The secure front entrance leads to a lobby that will blow your mind. The developer left the exposed beams, large warehouse windows, high ceilings, exposed brick in tact with that historic warehouse feel.
The first four floors are mostly one bedroom loft style units with several two bedrooms and a few flats. The bedrooms are overlooking the living areas in most of these units. Full size stairs lead to the bedroom and bath up. The Fifth Floor units are the Penthouse units that are townhouse style units with the 5th floor as one floor and the build out on the roof.
The Common area is large with a swimming pool, large well kept tropical courtyard, Dressing Rooms and Gym, in Warehouse Building in rear. The manager is on site. The desk is manned daily from 6am til 10pm and 24 hours on Friday,Saturday and Sunday.
The condo fees seem a little high but the central a/c system is included in the fees with the water,insurance,upkeep,management,termite contract, and more. Many upgrades have been done to the common areas over the last ten years. All is Well Done !
