    The Julia Place Condos cover the entire block on Juila Street from Magazine Street to Commerce and Notre Dame Street in the back. The 101 condos are in tow buildings that are side by side. Most of the units are in the 5 story Bemis Bag Factory on the right side. The rest are in an old 4 story warehouse next to Magazine Street.

    I consider Julia Street to be the main street of the New Orleans Warehouse District Condo Market. The more popular units are those with exterior street views. The next favorite are the ones facing the atrium in the Bemis Building as it gets a lot of natural light and the units tend to have more windows.

       A lot of the units have secure garage parking and secure lot parking entering from Magazine. I Would value a parking spot at 30k in this area. Elevators are in the foyer as you enter from Julia Street. 

       There is a nicely equipped gym with street views as you enter Julia Place on the right.  There is a great rooftop area with pool, courtyard, bar b due area, clubhouse and sitting plenty of room with some great views day and night. 

       It is an easy walk to the Convention Center, Harrahs Casino, St. Charles Avenue Street Car line and many restaurants and bars with two or three blocks. That is why so many people like being in this building. Has a higher amount of second homers than most other complexes because its location.

   Condo fees are moderate and upgrades have been made  in the Common Areas since 2005 when Julia Place was developed. Many of the individual units have been upgraded by the owners. 

   The Bemis Building features concrete beams, large warehouse windows and high ceilings. The highest ceilings 14' are on the 3rd and 5th floors. The other building features exposed brick, wood beams, old wood floors. The best units in this building are the exterior units.

    There are a large variety of floor plans among the 101 units. There are about an equal amount of two bedrooms and one bedrooms. The sizes will vary as well. I have had a number of listings at Julia Place over the years so I have photos of them below the complex photos.
